The average price Y-T-D in 2015 is up almost 3% even though the average number of listings is up 3% the same. short term demand is out pacing supply.  Categorically the average days on market it took to "sell"  have dropped in nearly in  every price range & month compared to the last two years.   Most notability the HIGH END market  homes -(of 1.5 M or more). That time-frame has drooped from 165 days on market to 106 days on market.  Essentially high end homes are selling 50% faster than compared to the past two years.  Which, has been stable... With mortgage rates LOW @ sub 4% and lower, the smart, BIG money is jumping in with "two feet."

2015 Could be Best Year for Home Sales Since 2007 - Freddie Mac

Freddie Mac released its U.S. Economic and Housing Market Outlook for March, highlighting some of the positive tailwinds at the start of the spring home buying season

Outlook Highlights

  • Expect 2015 to be the best year for home sales and new home construction since 2007 when total home sales were about 5.8 million for the year.
  • Improved job prospects have started to drive those aged 25-34 back to the labor force, with 76.8 percent employed as of last month, up from 75.9 percent last year.

 

We had a great week for mortgage interest rates, with the top tier 30 yr fixed rate down to 3.75%, after the Fed meeting this Wednesday.  If you pay close attention to these meetings and the hype behind them it is almost humorous the amount of speculation made before the meeting on if the word “patience” was going to be taken out of the Fed statement on its timeline for increasing the target range for the Fed Funds rate.  But Fed Chair Janet Yellen said "Just because we removed the word 'patient' does not mean we will become impatient."  She mentioned waiting for further improvement in the labor market before they make that move and indicated there was no decision on timing for the proposed rate increase.  The market move favorably after these remarks and hopefully there are plenty of spring buyers out this weekend ready to take advantage.

Mortgage rate continue to defy all predictions.  You may remember me warning that rates would most definitely start rising in the beginning of 2015.  The opposite proved to be true.

 

At the beginning of January 30 year rates were averaging at 3.875%.  we ended the month at 3.65%.  These are near 24 month lows and it has been boosting buyer purchasing power and allowing millions of homeowners to refinance and get significant monthly savings in the process.  VA and FHA rates are even lower.  Every U.S. homeowner should be exploring the potential refinance savings, even if a home purchase or refinance was done recently.  There is no harm in picking up the phone and calling a mortgage loan officer to see if you can take advantage of these current low mortgage interest rates.

 

How we got to these low rates and what direction they are going include three main factors: Jobs, Inflation, and a Strong US Dollar

 

At the beginning of every month the Non-Farm Payrolls reports come out indicating how many new jobs have been added.  In October of 2009 our unemployment rate was at 10.0%.  We closed out 2014 with unemployment at 5.6%.  Normally this would indicate a rise in mortgage interest rates but a key factor in job growth is still missing: rising wages.  We are still waiting to see wage increases in the job market which will be a big indicator that our economy is significantly recovering.  If January and February reports indicate wage increases this could bring a rise in interest rates.

 

Inflation is the enemy of low mortgage rates.  Inflation devalues the US dollar and in turn US mortgage bonds.  When there is inflation in our economy, rates tend to rise.  The Fed took steps to stimulate the economy and keep inflation stable (Quantitative Easing or QE).  Now that QE has ended inflation should rise but in a stable fashion (slowly).

 

Our economy is connected with the global market and what happens overseas effects the US, especially the bond market (mortgage rates).  Weakness in non-US economies effects mortgage rates in a positive way.  during periods of economic or political uncertainty money flows from risky assets towards safe ones.  Investors seek safety to protect their investments.  Mortgage bonds are among the safest investment in the world.  As a result when global economies face uncertainty or imminent war, rates tend to improve.  We have seen the value of the dollar improve over the last few months with increasing political and economic issue in Europe.  All positive forces for low interest rates.

 

Mortgage interest rates can change quickly and without notice.  It is a good, safe time to lock now with today's low rates as they may not last.

Monday's pricing opened even stronger than last Friday but it looks like we are ending the week in a similar position as last Friday.  These are still 20 plus month lows in rates.  While I usually try to keep my market commentary short and sweet there is a lot going on that effects our market.

 The Federal Open Market Committee (FOMC) will vote at the end of the month to begin increasing interest rates sometimes this year

  • While we were hoping to see a rise in wages, reports have come out showing the opposite, wages have been going down.  Until we see a rise in wages we do not have the big indicator we are waiting for that shows our economic recovery.
  • Europe always has a connection to bonds, usually the more turmoil in Europe the better it is for US bonds (which means lower interest rates):  
    • The biggest news of the week was the Swiss National Bank reversed its policy of capping the Franc's value vs the Euro in reaction to the European Central Banks inevitable move to implementing Quantitative Easing (QE).  The Swiss Franc was where wealthy people held their money and in seconds people lost up to 40% of their money in the bank!
    • This sent the Euro to new 9 year lows.  For the most part, lower Euros correlate with lower bond yields.
    • Greece financial troubles again are coming onto the main stage, TBD after elections
